Once a vital distribution center for the southeast, the 1,500,000-square-foot historic Sears building (1927) was abandoned for over 20 years. A herculean revitalization effort has led to the redevelopment of the 10–story building into a “vertical urban village” that integrates residential, commercial, retail, health and wellness, arts and culture, and educational uses and institutions. With this purposeful collection of diverse tenants and varied uses, Concourse will be a precedent-setting mixed-use community and serve as an anchor and catalyst for further revitalization and economic development in the surrounding Crosstown neighborhood.

To apply for your Parcel, you’ll need to meet the following criteria:

• Your income must be 3x the monthly rent of the apartment home.
• You must pass a credit & criminal background check.

A completed rental application, proof of income, & a $50* application fee per applicant must be submitted. Parcels also charges a $250* reservation fee which will hold your Parcel until your desired move-in date. A refundable deposit is also due at the time of application & varies depending on the size of the Parcel & credit. Please call Parcels leasing office for deposit details. Parcels at Concourse strives to bring our community together, regardless of income. We offer 3 to 13 month leases.

All utilities are billed separately, but for your convenience can be paid with your monthly rent in a single payment.

There are security measures in place 24/7/365 at Crosstown Concourse:

• Security personnel will have an on-site presence at multiple locations throughout Crosstown Concourse.
• There are dozens of security cameras across the campus with an on-site monitoring room.
• Five blue phones are located across the Concourse site.
• Seven blue phones are located in the parking garage.
• G4S, the largest security company in the world, is responsible for Concourse security and will be headquartered on-site.

Additionally, for Parcels residents:

• Parcels has controlled access into every residential corridor.
• Stair wells have emergency access only.
• The tunnel connecting the parking garage to the reserved parking basement has access control at every entry/exit point.

During business hours (M-F, 9am to 5pm), call our main line at 901.459.3549. After hours maintenance will be available for emergencies. An “emergency maintenance request” is defined as the following: electrical failure of any nature, no power, no water, no heat when the outside temperature is 40 degrees or less, no A/C when the outside temperature is 90 degrees or higher, unsecured entry, sewer back up, clogged commode if apartment has only one bathroom, major water leak, or any threatening situation that may result in the loss of like or personal property (fire, flood, severe weather, police action, protecting a crime scene). For fire, police or medical emergencies, call 911.

Yes, we allow a maximum of two pets per Parcel. There is a $300 fee for one and $500 for two, as well as a $20 monthly pet rent per pet. Pet owners must have up-to-date vaccination records and pets must be leashed or in a carrier when in the public areas of Parcels and within the Concourse campus. Pets may be unleashed within our on-site dog park. Please ask a Parcels representative to see our full pet policy.

We have multiple parking options available for residents. You may park in the parking garage or surface lots free of charge. If you prefer a reserved parking space, you may lease a space in the Reserved Parking in the basement of Concourse. The monthly fee is $175/space and guarantees a specific space reserved for you at all times.

There are four elevator towers (two cars each) to the Parcels floors, Levels 7-10. Additionally, there is a centrally located freight elevator in the building.

The Parcels freight elevator is 8’ wide x 12” long x 8’tall. The car opens to the north loading dock on the first level, making move-in easy. The freight elevator is available for reservation approximately 2-4 weeks prior to your scheduled move in date.

Yes, we have storage rooms with caged, lockable storage, in a variety of sizes located throughout each floor of Parcels.

Crosstown Concourse is pursuing LEED Gold status. LEED is a national certification system developed by the U.S. Green Building Council (USGBC) to encourage the construction of energy and resource-efficient buildings that are healthy to live in. LEED stands for Leadership in Energy and Environmental Design.

A Crosstown Concourse Wi-Fi network will be available in all common areas, such as the plazas and atria. All Parcels can acquire their individual internet services through AT&T.

Yes, Parcels is managed by Envolve, LLC and can be found in the Parcels Box Office on the 7th floor.
